What Does Speaking Canadian Mean?

I know how difficult it can be to purchase property in Hawaii for Non-Residents.  All the paperwork and effort needed to obtain financing, as well as the larger down payment required. That is why I have assembled a team of experts to make your purchase of Hawaiian property as easy as possible for you and your family.

I have included the chart below to help you take some of the mystery out of financing your property, as well as a current Currency Converter link to keep you up to date on the value of your money here in Hawaii.

Loan Amount up to $625,500 $850,000 $1,000,000 $1,500,000 >$1,500,000
Down
Payment
Owner Occupied 2nd Home 20% 30% 35% 40% 50$
Investor 30% 35% 35% 40% 50%
Stated Income 40% 45% 45% 50% N/A

Guidelines:
Lower down payments require Canadian Beacon score of 700 minimum
20% down requires 700 Beacon & "second home" status & qualifying. No rents used in qualifying
30%+ down allows for two bank reference letters rather than the minimum credit score
Programs are 30 fixed, 7/1 or 5/1 fixed to adjustable
No prepayment penalty on any loans. May pay down or off any time any amount you desire
Corp entity can be the buyer (not at all down payment options) and title holder, however, a personal guarantor is always required.
